Gully leak requiring wall drying in North East London.

At an end of terrace house in North East London, a cracked gulley outside the rear reception had caused saturation of the solid brick walls over a number of years.

With the gulley repaired and therefore draining away rainwater correctly, we were able to commence drying works.

Preparation comprised stripping back the internal render and plaster from the affected brick walls. This helped dry the solid walls as fast as possible. In addition, because the ground in the floor void had been saturated, we opened up access to the wood floor structure, to vent dry air into this affected area.

Dehumidifiers were setup to circulate dry air over the damp brick walls, with ducting pipes also pressurising the floor void with dry air. The large condensing dehumidifiers are ideal for this because of their compact size and industrial drying performance.

Drying work took a number of weeks, during which time moisture sampling was undertaken at weekly intervals until the area was dry enough for reinstatement to take place.
